New York Office Development Case Study: 7 Bryant Park

Invitation from CBSCA/NY

The Real Estate Committee presents a case study of a current development project by preeminent developer Tommy Craig of Hines Interests.

Hines, the international real estate firm, was selected by Pacolet Milliken Enterprises, Inc. to serve as development partner for its former headquarters’ site.  Hines is a renowned leader in trophy development with several projects under way in New York City.  7 Bryant Park, formerly 1045 Sixth Avenue, will be a new, 470,000 square foot trophy office tower overlooking Bryant Park. The 28-story building, which will be located between West 39th and 40th Streets, was designed by world-class architecture firm Pei Cobb Freed & Partners.

Tommy Craig [CBS ‘82], Senior Managing Director, leads the Hines New York Regional Office. Since joining Hines in 1982, Mr. Craig has been involved in a variety of development projects and transactions aggregating approximately 16 million square feet, and has been directly responsible for project development and transactions valued in excess of $7 billion during this period. He has led the Hines New York office, covering New York, New Jersey and Connecticut, since 1996.

He has served as Senior Project Officer for the development or development management of several high-profile and complex projects in the tri-state region. Among these are the development of the Museum of Modern Art West site at 53 West 53rd Street; 31 West 52nd Street a 700,000 square-foot commercial building in Midtown Manhattan and One Jackson Square, a boutique luxury residential condominium project in the West Village. In addition, he led the teams for two Morgan Stanley commissions: 745 Seventh Avenue, a 1 MSF building in the Times Square district, and 2000 Westchester Avenue in Purchase, New York, a 1.1 MSF redevelopment. The 500,000 square-foot Royal Bank of Scotland headquarters, the 600,000 square-foot UBS project, 225 High Ridge Road in Stamford, CT, and 30 Hudson, a 1.5 million-square-foot tower for Goldman Sachs in Jersey City, NJ were all completed as build-to-suit projects.
